Idaho Housing Market Shows Regional Differences as Inventory Remains Important

Idaho’s housing market continues to show different conditions across local markets, with prices, inventory and time on market varying considerably by region.

Recent data from the Coeur d’Alene Regional REALTORS® shows that the Kootenai County market remained active through August 2026, while homes continued to take time to sell.

Current Market Conditions

In Kootenai County, the median home price reached approximately $569,945 in August 2026, up about 4% from August 2025, according to the Coeur d’Alene Multiple Listing Service.

The market recorded 1,754 homes sold year to date through August, an increase of 7% compared with the same period in 2025. There were also 1,133 active residential listings as of September 3, 2026.

Homes Are Taking Time to Sell

The current data does not support describing the market as one where homes are generally selling within 28 days.

Kootenai County homes were spending a median of approximately 81 days on the market, although that represented an 11% improvement from the comparison period reported by the local REALTOR® association.

This suggests that buyers may have more time to evaluate available properties than they would in a highly competitive, fast-moving market.

Regional Differences Matter

Idaho’s housing market is not uniform. Conditions can vary significantly between the Boise area, North Idaho and smaller communities.

The Coeur d’Alene Regional REALTORS® MLS covers Kootenai, Benewah, Shoshone, Bonner and Boundary counties, providing separate market information for several North Idaho communities.

Because of these regional differences, statewide averages can sometimes hide important changes occurring in individual counties and neighborhoods.

What This Means for Buyers and Sellers

For buyers, additional inventory and longer marketing times can provide more opportunities to compare homes, evaluate property conditions and review financing options.

For sellers, recent comparable sales and current competition are important when determining an asking price. Pricing should reflect the conditions of the specific neighborhood and property type rather than relying solely on statewide statistics.

The local REALTOR® association itself recommends using a Comparative Market Analysis (CMA) to help establish a property’s market value.
