Utah Home Prices Rise 4.8 Percent Year Over Year

šŸ” Utah Housing Market: Prices Remain Relatively Steady in 2026

Utah’s housing market is showing a more measured pace in 2026, with home prices continuing to edge higher while the number of homes available for sale has also increased.

According to the latest Utah Association of REALTORSĀ® market data available for July 2026, the statewide median home price was up 1.1% from a year earlier. At the same time, the number of homes for sale increased 1.4%, while closed home sales declined 1.9% year over year.

What This Means for Buyers and Sellers

The market is not experiencing the rapid price increases seen during some of the strongest periods of Utah’s housing boom.

For buyers, slightly higher inventory can provide more properties to compare and potentially more time to make a decision. Sellers, meanwhile, need to pay close attention to current comparable sales and local competition when pricing their homes.

Local Markets Can Tell a Different Story

Conditions vary considerably across Utah.

Recent Utah REALTORSĀ® county-level data shows differences in both prices and sales activity from one area to another. For example, July data showed Utah County’s median sales price around $510,653, while Washington County’s median was approximately $524,038.

These differences demonstrate why buyers and sellers should look beyond the statewide median when evaluating a specific property.

Inventory Is Slowly Improving

The number of homes available for sale has increased modestly compared with last year.

That additional inventory can give buyers more choices, although affordability and mortgage rates continue to influence purchasing decisions.

What Buyers Should Consider

Buyers should:

  • Get pre-approved for financing before making an offer.
  • Review recent comparable sales in the neighborhood.
  • Consider how long similar properties have been on the market.
  • Evaluate the property’s condition and potential repair costs.
  • Work with a local real estate professional who understands the specific market.

What Sellers Should Consider

Sellers should price their homes based on recent local sales and current competition, rather than assuming that statewide price growth will apply to every neighborhood.

Homes that are well-maintained and priced appropriately may be better positioned to attract buyers in a more balanced market.

Looking Ahead

Utah’s housing market appears to be moving at a more moderate pace. Prices are still rising, but only modestly, while inventory has improved slightly and sales activity has softened.

Local conditions will remain important as buyers and sellers navigate the rest of 2026.
