Oregon’s housing market is showing mixed conditions as the fall selling season begins. The latest available data indicates that statewide home prices have remained relatively stable but were slightly lower than a year earlier, while individual cities and communities continue to experience different market conditions.

According to Redfin’s August 2026 data, the median sale price for a home in Oregon was approximately $506,889, down 0.61% from the same period last year. The state recorded 3,896 home sales during August, a 1.7% decrease year over year. The median time on market was 39 days.
Portland showed a somewhat softer trend. The median sale price was approximately $524,653, down 3.6% year over year. At the same time, 2,233 homes were sold in August, representing a 3.6% increase from the previous year.
Regional Differences Remain Important
Oregon’s housing market is not moving uniformly across all communities.
Redfin’s data shows that some Oregon markets recorded significant year-over-year price increases, including Lake Oswego, Corvallis, Gresham and Hillsboro, while other areas experienced declines.
This variation means statewide statistics may not accurately reflect conditions in a particular neighborhood. Local inventory, property type, employment conditions and buyer demand can all influence individual markets.
Housing Supply and Buyer Activity
Oregon had approximately 19,996 homes for sale in August, down 1.0% from a year earlier. However, new listings increased 2.9% year over year to 4,787. The state’s average supply was approximately four months.
Portland remained a relatively active market, with homes selling in a median of about 19 days over the three months ending in August. Redfin also reported that Portland homes sold for approximately 100.5% of their list price on average, although conditions varied significantly between neighborhoods.
