Idaho Real Estate Market Sees Rising Inventory in July 2026
Idaho’s housing market is shifting toward greater balance this month, with inventory reaching some of the highest levels since 2023. The increase in available homes is creating more options for buyers across the state.
Stock Levels Rising Sharply
Statewide active listings have grown significantly year-over-year:
- Overall Idaho inventory up approximately 28%.
- Boise metropolitan area: Increase of around 34%.
- Coeur d’Alene: Up about 22%.
Homes are staying on the market longer on average — now around 32 days, compared to roughly 19 days a year ago.

Despite more homes available, buyer activity has been cautious. Open house attendance has increased modestly (around 12% in some reports), but many buyers — particularly in higher price segments above $600,000 — are waiting for further price adjustments or favorable terms before committing.
