Scottsdale is showing a different pattern. Zillow reported a typical home value of approximately $851,107, up 2.9% year over year as of August 2026. Realtor.com reported a September median sold price of approximately $885,000, up 7.06% from the previous year.

Tucson has also seen some price softening. Zillow reported a typical home value of approximately $321,918 in August, down 2.0% year over year, while the median sale price was $330,000 based on July data.

Market Conditions for Buyers and Sellers

Market conditions are not uniform across Arizona. Phoenix has seen increased inventory, with Realtor.com reporting 17,707 active listings in August, up 5.2% from the previous year. The median list price was $475,000, down 4.8% year over year.

Tucson’s market also shows additional inventory becoming available. Realtor.com reported that new listings increased 9.8% year over year, although total active listings remained slightly below the previous year’s level.
