Washington Passes New Short-Term Rental Registration Law

🏡 Washington Short-Term Rental Rules: What Property Owners Should Know

If you own a property that you rent to short-term guests, it’s important to understand that Washington’s rules can involve both statewide requirements and local regulations.

There is currently no statewide rental registry being implemented for all Washington rental properties. However, short-term rental operators are subject to existing state safety requirements, and individual cities and counties may have their own licensing, zoning, registration, and tax rules.

📋 What should short-term rental owners check?

✔️ Local business or STR licensing requirements
✔️ Zoning and occupancy rules
✔️ Applicable state and local taxes
✔️ Required safety measures, including carbon monoxide alarms
✔️ Emergency contact and evacuation information for guests
✔️ Any local inspection or registration requirements

💰 A change coming in 2027

Beginning April 1, 2027, Washington cities, towns, and counties will have the option to impose a local tax of up to 4% on short-term-rental lodging if they choose to adopt one.

🏠 Thinking about buying a property as a short-term rental investment?

Don’t assume that an Airbnb or Vrbo listing automatically means the property can legally operate as a short-term rental.

Before purchasing, check with the city or county where the property is located to understand current and upcoming requirements. Local rules can have a significant impact on operating costs and whether short-term rentals are permitted at all.

For property investors, knowing the local rules before you buy can be just as important as knowing the purchase price.
