Las Vegas Area Home Prices Show Modest Growth in Q2 2026
Las Vegas and surrounding markets recorded their lowest quarterly price increase in the past two years during the second quarter of 2026. While still positive, the slower pace signals a cooling yet relatively stable real estate environment for buyers and sellers.
Price Trends in Major Markets
- Clark County (including Las Vegas): Median sale price rose approximately 3.8% year-over-year to around $462,000.
- Henderson: Median prices increased about 4.1% to roughly $485,000.
- Washoe County (Reno area): Median around $518,000, up roughly 2.9%.
These figures represent noticeably slower appreciation compared to the stronger double-digit gains seen in 2024 and early 2025.
Stock and Days on Market
Active listings statewide have risen significantly:
- Overall inventory up about 14% since June 2025.
- Reno/Sparks region: Increase of around 18%.
- Southern Nevada: Up approximately 12%.
Homes are staying on the market longer — averaging around 32 days, compared to roughly 21 days in summer 2025. This gives buyers more options than at any point since early 2023.
Buyer and Seller Activity
- First-time buyers accounted for about 34% of closed sales in the quarter (down from higher shares previously).
- Cash transactions made up roughly 28% of sales.
- Only about 19% of listings received multiple offers — the lowest rate in several years.

Buyers may have improved negotiating power this summer. Working with a local agent and obtaining pre-approval can strengthen offers. Sellers should focus on competitive pricing and strong property presentation to attract interest in a market with more inventory.
